Dulles Discovery – Central Utility Plant

The Dulles Discovery Central Utility Plant, located in Chantilly, VA, was built to provide engineering facilities and plant services for the Dulles Discovery campus currently under development by The Peterson Group.  With just under a year’s time allotted for construction, this was an extremely aggressive job requiring both streamlined management and extraordinary labor commitments to allow for timely commissioning activities and turnover.  Mid-project design changes only added to the demands of the work, as a 25% increase in equipment and system requirements was incorporated into the project with no change in the work’s completion deadline.  Pierce Associates was aggressive in addressing these changes, and through both diligent procurement and allocation efforts and aggressive staffing measures, Pierce successfully completed the work on time and to the full satisfaction of the Owner.

Primarily a chilled water facility, the building includes cooling towers, HVAC pumps, high-capacity chillers, air handling units, and various plumbing, sheetmetal and mechanical piping systems.  Additionally, the contract included the construction of a large-scale exterior water storage tank.  As a LEED compliant building, plumbing fixtures and constructive materials were screened for environmental considerations.  The plant currently supports one completed office complex, but it will eventually service numerous buildings on the site and is designed to accommodate future expansion.
